Why young families are flocking to buy in Aylesbury, Buckinghamshire

Buckinghamshire has a lot going for it: the rolling hills of the Chilterns, some of the country’s best state schools, fast transport connections and more National Trust properties than any other English county.

However, all this comes at a premium and certain towns are staggeringly expensive to buy in — making Aylesbury a breath of fresh air as it’s comparatively affordable while offering all the amenities and convenience of its far pricier counterparts.

Aylesbury boasts good connections — two stations, and access to the A41 — and was designated a garden town in 2017, with more than 16,000 new homes being delivered over the next 30 years.

It’s history can be traced back to 650BC after excavations in 1985 revealed the remains of an Iron Age hillfort, and there’s a small historic core, made up of Georgian, Tudor and Jacobean buildings.

Most housing has been built since the 1960s to accommodate a population that has more than doubled over the same period, and there are lots of new-builds. ‘Young families are drawn in by the schooling as well as easy access to London and the M25,’ says Alan Dempsey of Brown & Merry estate agents.

‘One-bedroom flats start at around £160,000 and the entry point for a three-bed house is £350,000 to £400,000.’

What’s new?

Kingsbrook is a new community from Barratt and David Wilson Homes, consisting of three villages — Orchard Green, Canal Quarter and Oakfield Village — less than ten minutes by bus from the centre.

A nature reserve, sports pitches, schools and shops are planned. Oakfield Village has sold out, but one, three and four-bed houses are available at Orchard Green, from £252,500,, and three-bed houses at Canal Quarter start from £374,995, via David Wilson.

More one-to-five bed homes are on offer at Taylor Wimpey’s Aston Reach, on the south side of Aylesbury, convenient for the A41, from £210,000.

And two and three-bed houses are available at Tulip Fields at New Berry Vale, the house builder’s other local development. They start at £300,000, and more two, three and four-bed homes will be released in the next phase, Pinnacle.

Crest Nicholson’s Harborne Manor is now in its final phase with spacious four and five-bed homes left. Featuring open-plan layouts and high-quality fittings, they start from £489,950.

hree, four and five-bed houses are for sale at Abbey New Homes’ The Hawthorns nearby in Stoke Mandeville, a short drive from central Aylesbury. From £445,000.

For those who prefer live in the heart of the action, The Arc, by Shanly Homes, is a collection of one and two-bed apartments with terraces looking out over Vale Park directly opposite, from £189,950.

Newly-launched Sloane House, a mix of one and two-bed apartments plus a residents-only gym, launched last weekend and is perfect for first-time buyers, from £165,000 via Connells .
